AgentIQ Industrial

The tools.

Every agent here gets all of it.

Every tool, in the order a deal actually happens. You run the relationship. They run the paperwork.

Representing the owner

  1. 01 Growth engine

Built on market data, not just public records. Every lead is scored by how likely it is to transact, and comes with contact information, the angle to open with, and the call or email already written.

    In
    Market data and public records
    Out
A scored call list, with the outreach drafted for every lead

  2. 02 Map the space

Walk the building with your phone camera rolling. A clean, professional floor plan comes back, ready for the brochure. No sketching, no drafting service, no waiting.

    In
A walkthrough video of the interior
    Out
    A professional floor plan

  3. 03 Win the listing

What usually takes days comes back in minutes. Walk into the pitch with more than a number: the owner gets an opinion of value, plus a sample brochure and a sample eblast for their own property, so they see exactly how it will be marketed before they decide. When they say yes, the listing agreement comes back drafted.

    In
Comps, property data, photos and floor plan
    Out
Opinion of value, sample brochure, sample eblast, drafted listing agreement

  4. 04 Market it

On launch day, the brochure and eblast the owner already approved go out for real. The social post, the sign request, and the CoStar and AIR listings come back filled in and ready to post, all from the same property data. Nothing gets retyped.

  5. 05 Off-market deal flow

When an owner wants to sell or lease quietly, the listing goes on our private off-market exchange, with the owner’s OK. Owners, buyers and tenants can browse it, but the only brokers with access are ours. Every inquiry comes back to one of our agents.

    Off-market listings from our agents
    Out
Buyer and tenant inquiries, routed to our agents

  6. 06 Negotiate and close

Everything the deal already knows (the property, the owner, the listing) flows into the LOI, the proposal, each counter, the PSA or the lease agreement. Enter the buyer or tenant and the deal terms, and the rest comes back filled in. Once the lease is fully executed, drop in the FEL and the commission invoice is drafted the same way.

    In
Buyer info, tenant info, deal terms, FEL
    Out
LOI, proposal, counters, PSA, lease agreement, invoice

  7. 07 Get paid

On qualified leases, your commission is paid up front when the deal closes, not whenever the landlord gets around to paying. Every closed lease is checked automatically: the tenant, the use, the landlord and the agents on the deal. If it qualifies, you’re notified it’s approved. Up-front pay costs a few points of your split on that deal, and we handle the collection.

An approval, and your commission paid up front

Representing the tenant or buyer

  1. 08 Survey the market

Pick the buildings and generate the listing report. Drop it in, and the email comes back drafted, with the details that matter for each building written right in the body and the survey attached. Read it, approve it, send it. Nothing reaches a client until you do. Your client compares the options on their phone and taps “Tour this one” under each building they want to see, without opening a single PDF. Their picks come straight back to you.

    In
    Your listing report
    Out
A drafted email with each building’s key details and the survey attached, then your client’s picks
See how it works: Survey the market
  2. 09 Book the tours

Your client taps the buildings they want to see, then the times that work for them. Each listing broker is asked about those times only, the tour is set in driving order, and everyone gets the invite. Confirmed the day before. The next day, a follow-up asks which ones they liked, and those go straight into the LOI.

    In
The buildings and times your client picked
    Out
A confirmed tour schedule, invites, and the follow-up

From there, the same Negotiate and close and Get paid tools finish the deal.

On every deal

  1. 10 Ask the desk

The question you’d walk down the hall to ask a senior broker. Ask it any time and get an answer in seconds, based on how we do deals here. Every answer shows where it came from.

    In
    Your question, any time
    Out
An answer and where it came from

  2. 11 Compliance check

A second set of eyes on every step of the deal, from the first BOV to the final invoice. Marketing, disclosures, agency forms, signatures and initials are checked before anything goes out or gets filed. When someone signs for a company, the Secretary of State records are checked to confirm the signers hold the officer titles needed to sign for it. Anything missing or off is flagged to you and the broker before it becomes a problem.

    In
Every document on the deal, as it’s created
    Out
A pass, or a flag with exactly what to fix
